Azure Canyon · A Letter to Homeowners

The home you built. The home you own today.

Azure Canyon has grown up a little. So have the homes, the neighborhood, and the real estate market around them.

If you purchased a home in Azure Canyon when Mattamy Homes was building the neighborhood, you've probably watched quite a bit change.

The construction trucks eventually disappeared. Landscaping grew in. Neighbors moved in, got settled, and started making the neighborhood their own.

And somewhere along the way, your brand-new home became a resale home.

That's not a bad thing. In fact, there's something pretty wonderful about a home that's already found its footing.

What makes an almost-new home different?

When people shop for new construction, they're often thinking about the benefits of being the first owner. Brand-new everything. Modern floor plans. Fresh finishes.

But a home that's a few years old has advantages of its own.

The landscaping may be established. Window coverings and backyard improvements may already be finished. The neighborhood isn't an active construction site. And the next buyer can see exactly what they're purchasing instead of trying to imagine how a floor plan will feel when it's complete.

There's also a maintenance history to consider. A well-cared-for home with documented service records can tell a buyer quite a bit about how the property has been maintained.

Of course, age alone doesn't guarantee condition. That's where inspections, maintenance, and a little homework come in.

Your home's value has a story, too.

One of the most interesting things about Azure Canyon is the period during which it was built.

Housing prices, mortgage rates, construction costs, and buyer expectations changed considerably during those years.

Depending on when you purchased, how much you paid, and what you've invested in your home since, your current equity position may look very different from your neighbor's.

That's why I don't love the idea of telling everyone in a neighborhood that their homes have appreciated by the same percentage.

They haven't necessarily.

Even two homes with the same floor plan can sell for different amounts depending on their lot, orientation, upgrades, maintenance, backyard, and competition at the time of sale.

And an active listing tells us what a seller is asking, not necessarily what the market will pay.

Closed sales tell a more complete story.

So, what's next for Azure Canyon?

As more original owners consider their next move, the neighborhood develops a resale history of its own.

That's useful information, whether you're planning to sell, refinance, make improvements, or simply understand your home's place in the market.

I'm especially interested in these neighborhoods because I spent years working in new-home sales, including with Mattamy Homes.

I understand the difference between selecting a home from a builder and evaluating that same home several years later.

And I think homeowners deserve a little more context than an automated estimate.

Curious what your Azure Canyon home might be worth today?

I'd be happy to look at the actual neighborhood sales, your original floor plan, and the details that make your home different. No pressure to sell. Sometimes it's simply nice to know where you stand.

Before founding Roche Home Co., I spent nearly a decade in new-home sales, including with Mattamy Homes. Today, I'm an independent real estate agent with Brokers Hub Realty. I'm no longer employed by or affiliated with Mattamy Homes. The information shared here is independent homeowner education, not official guidance from the builder.
